Are home prices in Goleta going up or down?

Prices are roughly flat to slightly down year-over-year. The median sale price over the last 12 months is around $1,325,000, down about 2% from the prior 12-month period.  Zillow puts the average home value at $1,328,428, down 4.2% over the past year.

However, the most recent monthly data shows a partial rebound. As of March 2026, the median sale price in Southwest Goleta was $1,281,000, up 5.9% year-over-year.  So, after softening through late 2025 and early 2026, there may be some stabilization or uptick happening now.

Homes are sitting on the market longer. In April 2026, homes for sale in Goleta spent a median of 73 days on the market.  That’s notably longer than a year ago, which is consistent with a softer market where buyers have a bit more leverage.

The bottom line: Goleta prices are slightly off their peak; down in the low single-digit percentage range annually, but remains an expensive, relatively competitive coastal market. The current median listing price sits around $1.49 million.  The days of rapid appreciation appear to have paused for now.

Are multiple offers still happening in south santa barbara county?

Multiple offers are still happening, but only on the selective properties. Homes priced under $2 million saw the most activity in March 2026, with many properties receiving multiple offers within the first 7 to 10 days on market, but only for well-prepared homes that were thoughtfully staged, marketed, and priced.

The era of “list it and it sells” is over. Properties that miss the mark on pricing or presentation experienced longer days on market and, in some cases, price adjustments had to be made. Buyers are willing to compete, but only when a home feels aligned with current market value.

Overall, there are fewer multiple offers than before. According to the Santa Barbara Association of Realtors (SBAR), we remained in a sellers’ market at the start of 2026, but recent trends have evened the playing field somewhat for buyers, with many homes taking longer to sell and fewer multiple offers. For well-located, move-in-ready, and market-priced properties, buyers still need to be prepared for competition.

The sub-$2M segment is the hottest. There is strong competition under $2.5 million, with steady but more selective activity from $3 million to $10 million.

Months of inventory sits at around 3 months of supply, which means the advantage go to sellers. Also, cash buyers account for almost 40% of all transactions.

So the short answer: yes, multiple offers are still a reality in south Santa Barbara County, but only for homes that are priced right and show well. Overpriced or under-prepared homes are sitting.

Another solution is to offer buyers a one-year home warranty from a reputable provider.
